Large open kitchen , big screen TV with living room / kitchen / dining area seating , wonderful very private fenced-In backyard with a pool, waterfall feature, and hot tub, beautiful primary bath room with rainfall showerhead and soaking tub, 1 king, 2 queen -comfortable beds in the three Bedrooms.

We have crib , pack-n-play and extra twin folding beds/ cot's at listing per booking request. Master bedroom bedrooms has a folding chair that opens up for a bed , and there is a pack-n-play & crib .

We got Airbot / gator rides, kayaking, Historic Jungle trail hiking paths, surfing & surf school, Skydiving, golf courses, pickleball, Botanical Garden....can't even name it all.And of course - clean sandy beaches!
Garage is for maintenance personnel only/ not for quest access!

#1 All guest , as well as pets need to be registered with property management .

#2 Absolutely No smoking , vaping inside the home

#3 Noise Levels
• Please keep noise level to a minimum. This is a quiet neighborhood,be respectful of the neighbors. No loud music or voices after 10pm. Please know that you will be asked to vacate the property if police have been called to the residence for noise or any other issue without refund.

#4 – Kitchen, Dishes, and Grill
• If you use any dishes during your stay, we would be grateful if you would load the dishwasher and turn on before you leave.
• Grill must be cleaned by guest if used to avoid any additional fees. Use at your own risk.
• We have cooking utensils and equipment that you are free to use, but we would greatly appreciate if you could clean up prior to checking out.

#5 - Number of Guests
•Please ensure total guests matches that on your booking. If you have more guests than what you have booked for, you will not be covered under Insurance. Any exception to this is grounds for termination of your stay without refund.

#6 - Check Out is 10am
• Our cleaner will arrive shortly after 10am to clean the property in preparation for the next guests to arrive.

#7 - Lights & Heating
• We would really appreciate it if you could turn off all lights and turn air conditioning up when you leave the house each day, and on check out.

#8- Pool
• Pool: The pool is to be used at your own risk. Children MUST be supervised at ALL times. There is NO diving, NO running, NO glass, and NO horseplay in or around the pool. There are floats and pool toys. Pool accessories should be being put away after use.
Pool heating is at extra cost in winter months, also if weather reaches below 60 F, heater might automatically turn off/ might not operate !

#9- Hot Tub
• Hot Tub is ready for use, controls are on ledge of hot tub. It only takes 10 -15 minutes to heat it up .Do not use it under the influence of alcohol. Children MUST be supervised at ALL times.
• Use at your risk.Host takes no liability !

#10- Insects
• Depending on the time of year, the bugs outside can be a nuisance. We recommend keep doors and windows closed after entering & exit , use a bug repellent of your choice. We do have exterminator visiting& treating the property but cannot guarantee a complete bug-free environment inside or outside - its Florida !

#11- Table Games
• Please use with care and enjoy. Leave them as you found them.

#12- Entry
• Please refer to your check in message for the code to use.

#13- Trash and Recycling
• We do not use a trash can in the pool bar area to prevent attracting bugs. Please use proper receptacles for all trash and do not leave food outside. Upon leaving, place trash and recyclables in the proper receptacles, located front of garage . Recycling is picked up on Wednesdays 7 am / Trash is picked up Thursday mornings 7am.
Pleade put trash and recyclables in proper receptacles at all times and if you are staying during trash pickup, please place cans at the end of the driveway night before or by 7 a.m. morning of .

#14- Maintenance
• Pool cleaning and lawn maintenance is done on a regular basis. Schedules may change due to weather& seasons

#15- Parking
• Driveway There is a driveway that can fit up to 4 cars. Do not park on the street.

#16- Internet
Free Wifi is included in your stay.

#17- TV
• We offer Roku TV’s with several apps to view many channels to watch.You can always go to the HOME button to begin searching.

#18- Towels & Linens
• At departure, leave bath towels in bathrooms, dry beach towels placed in the laundry room, bed linens will be removed by cleaners. Place additional used blankets in the laundry room.

Amenities
You will find an iron and board in laundry room. There is a hairdryer located in each of the bathrooms vanity, as well as shampoo , soap and body wash.
a) Please note - any extra sleeper beds need to be confirmed in time of bookings or least before check in- to have it set up in time for check in.
b) Pool heat during a winter is an extra $ per day ( it's propane heater, effective but very costly to run , takes around 4 gallons( or more in colder temperatures) per hour to heat .
