The Mermaid's Penthouse is ocean front and located in North Mission Beach on the top floor of the complex. Enjoy the panoramic ocean and sunset views with the open floor plan from your living room, dining area and fully stocked kitchen.

This is where you will experience the great room with the 180 views up and down the coast.

This amazing PENTHOUSE was just remodeled and ready January 2025. Everything is new from hardwood flooring, new luxury kitchen w/ white cabinets, quartz countertop, appliances, blinds, new bathrooms, furniture, tv's and more. 

We have a vacation rental license from the city of San Diego --- STR-03561L and also TOT #520040
Pet Friendly for a small fee.

1 Dedicated parking space is provided. The top floor offers lots of privacy and there is secured access from the beach and the patio.- We manage every beach house in the building if you need more space. This amazing penthouse is in north Mission Beach just 2 minutes walking to the best restaurants, coffee shops, shopping, bars and more! 10 minute walk to Belmont Park, 5 minute drive to Sea World, 15 minutes to the downtown Gas Lamp district and 20 minutes to our airport.

The complex offers a shared patio on the first floor with BBQ's and lots of seating. The patio have amazing ocean views and watching the swimmers/surfers.San Diego Beach King office is located on the ground floor if you need anything..

We can handle over 50 guests if you need room for a reunion or entire family vacation. 7 beach home, 8 parking spaces with a huge ground floor patio. Best location in all of Mission Beach. We've own several beach homes in the beautiful secure building with elevator or stairs.

Absolutely spectacular vacation property
We absolutely love this unit. It’s location is perfection because we like to be close to good restaurants and bars so that we can just walk there. We also love that it overlooks the ocean and has lots of windows. It is truly great because It has two bedrooms and two baths so we stay there very comfortably. I also love the fact that it has a parking space that is easily accessible and always available. I would highly recommend this to anyone. The host is also very helpful and was wonderful. We have been staying here for many years now every year, and we will continue to book it because we love it.

Great location, needs updates
This property was an amazing location. Right on the beach and with amazing views. The upkeep was not great: moldy shower curtains, rusted shower curtain rods and broken hooks, kitchen cabinets hanging crooked, dirty light fixtures, front door lock only worked from the inside, and the common areas were filthy and covered in sand. I don't regret our stay, it was a good value, but we won't be back.

Love the mermaid!
We stay at the mermaid every time we visit Mission Beach. It is so comfortable and convenient. The views are unbeatable! and having your own parking AND an elevator? so awesome! Highly recommend :)

Awesome Spot!
Loved this place along the boardwalk and just off of the beach! I really thought this condo was in the ideal spot and will be looking to stay here again in the future. Also the parking spot is clutch! Parking in the area is insane and we would have had a tough time finding a public spot for our rental car.

Great location
The location is fantastic. Walk out the door onto PB! Convenient to restaurants, attractions, etc. perfect for dogs! Beds are fair. Parking is nice unless you have multiple cars. Condo didn’t have Kleenex, hand soap, cooking utensils not good, only 3 coffee cups for a condo sleeping 6. All in all it was a good time for us. We adapted.

Gorgeous view and location
This property is located in a perfect area of Mission Beach because it’s close to all the fun restaurants and bars. The view is spectacular from the living room. We like the size because it’s two bedrooms and two baths. It has a nice kitchen and it is very clean. It has a nice sitting area where you can watch people go by. We would highly recommend this place.

Surprised by condition
Mattress in master with urine and some other stains, for the price charged that is unacceptable. Comforter on that bed filthy with unknown stains on underneath side. Looked like melted chocolate? On one side and see through light green stuff on the other side. Manager did try to rectify the situation by delivering 2 blankets at 11 pm

Great location
The location is wonderful. I enjoyed being right on the beach. I was able to swim with the dolphins in the ocean right in front of the beach. The view was amazing. Check in was simple. A few things that could have made my experience better are to have a can opener. There were dirty dishes located hidden in drawers and cabinets. It made me wonder how clean the place actually was. Extra linens and possibly having a throw blanket or comforter would have been nice. One of the boogie boards provided were broken already. Overall, this was a nice place with a few minor tweaks.

Wonderful vacation!
Breathtaking views of the dolphins in the ocean every morning! Gina, the property manager was very helpful and approachable. Apartment was clean and had everything I needed for a beach family vacation. Would definitely stay here again.

Good place for adults but not for family with children
The place was not the same as pictured. Maybe because we were given the third floor. The place needs a lot of work. The bar stools were rusty, toilets were chipped and shower curtain had molds. I was given a new shower curtain lining replacement during my stay when I sent an email. My toddlers likes to take baths , so molds was a big concern. But even changing the shower curtain and the lining was hard because the rings were all rusty and difficult to remove. I was being very careful that the rings would not cut me. Our parking spot was next to all the trashcans , it smelled really bad and there were a lot of flies. Not so great when you are trying to put an infant in the car. We had to rush to avoid the flies from gling in the car. One night, I had to let the next door guests to keep the noise level down since they were talking in front of our door. They look like they were a bunch of drunk teenagers. I would not recommend this place for a family with small kids due to safety & health standards. I suggest to change the kitchen faucet , the shower head in the bedroom shower, toilet in the hallway bathroom, the shower curtain rings and curtains. The bar stools are not safe being so rusty. We did appreciate watching the sunset and listening to sound of the waves. Thank you!

Feeling Underwhelmed
This property leaves a lot to be desired. It’s right on Mission Beach which is awesome during the day but really noisy at night (to be expected being right on the boardwalk). It is not newly renovated though I will say the broken microwave mentioned in a previous review was replaced. Everything is rather rusty (the shower rod, the door lock, everything metal basically). The sheets looked clean but there was no mattress cover and the mattress itself was stained and disgusting. Don’t get me started on the space where the mattress meets the frame of the bed (full of crumbs, tons of hair and what looked to be dry boogers). None of the bathroom or overhead fans work. There are portable fans in the closet which were helpful. The windows aren’t clean or have broken seals so it’s hard to see the beautiful view. Like a lot of VRBO properties, they ask you to start laundry when you leave but there’s no laundry soap to use. We bought some at the store but does that mean our sheets/towels when we got there were washed without soap? The list goes on. Sent the owner a message the day before our arrival asking about the coffee maker and if we could potentially get an early check in. This message was not replied to and we received check in instructions 15 minutes before actual check in. It was stressful because previous reviews stated they struggled to get check in info. Overall, I feel like they are doing just above the bare minimum to keep this condo rentable. It is not luxurious, it’s not a penthouse where you can find solitude (it’s the third floor of a walk up building on the boardwalk), and I certainly would not stay here again.

Paying for the view
Place run down and not clean. You are paying for the view which is amazing. Most of fans in place broke. And living room ceiling fan broke. Bathroom shower curtains 100% need to be replaced. Check in was super easy and had no problem with getting in. Would be nice to have a place to rinse off before entering the building.. the little bucket /hose water at front door really doesn’t do the trick…. Lots of kids beach toys which was a plus! I do recommend have a little bike pump of some sort to pump up balls.. all were flat

It was a really awful experience, I will never use VBRO again if I can’t get my money back
We were supposed to stay in this condo for 3 nights. We were not able to contact anyone to give us a key or code for the door. Later that night someone sent the code so I went back to the unit and after 15 minutes could not open the door. We had to rent 2 rooms the first night for $1,000. Then we had to go to another hotel and rent to rooms. It was stressful as we were supposed to attend a family reunion at 3 different restaurants. We did not enter the premises at all. I felt the owner was not reliable. They claimed they tried to call as we were at dinner. I was hosting the event in San Diego and I drove from Portland. When our event started I was not able do business calls. I really we like my money returned for the 3 nights as I did stay there at all. I hope someone will contact me. Karen Yee 503 803-6030

A Bit Run Down. Do not recommend.
Similar to other reviews, we found the apartment to be more run down than the photos would suggest. List of issues below: - dirty and smelly kitchen cabinets - sand in the freezer - no exhaust in the front bathroom, so it was hot, humid, and smelly - when we stripped the beds at the end of the stay, there was a ton of hair under the fitted sheets. Needs cleaning - the building does not have an outdoor shower or hose (the hose bibs all required a special tool to turn on), so it was impossible to wash ourselves or beach equipment. This led to there being sand EVERYWHERE at all times. You can’t just sweep up the amount of sand that comes from not being able to rinse off. - the microwave doesn’t work. It will turn on and run, but food stays cold and it just makes a smell like burning electrical wiring. We unplugged it for safety. THIS IS A SAFETY ISSUE. - the plug in fans and the ceiling fan do not work. As there is also no AC, we had to buy our own fans to cool ourselves off. Future renters, enjoy our fans. I would not recommend staying here. Plenty of other options in the area.

Fantastic location!!!
We have stayed in San Diego at Mission Beach many times over the years. This location was so perfect for our entire family. The views from the condo are amazing and it was very spacious and comfortable for our family of 6 (4 adults, 2 children) It had everything that we needed and was within walking distance to the grocery store, restaurants and beach activities. We were even able to walk to Belmont Park! It was a short drive to Sea World and Birch Aquarium!
