A great family space, the house features an excellent kitchen equipped with a Rangemaster range, including electric double ovens, a five-ring gas hob with a hot plate, a microwave, a fridge/freezer, and a dishwasher. Additionally, there is a utility room with a washing machine for added convenience.

There’s plenty of space for all ages to enjoy the evening, whether playing board games or settling in with a good book. The property features a spacious conservatory, a comfortable sitting room with an electric fire and a basic SKY TV package, and a snug with Freeview TV.

Accommodating up to 10 guests, the bedrooms comprise:
• 1 x king-size double with en-suite walk-in shower, basin, and WC
• 1 x ground-floor king-size double with TV and en-suite shower, basin, and WC
• 1 x double with TV
• 2 x twin (one with TV)

Outside, the enclosed rear patio garden includes a summerhouse and offers stunning views of Castell Dinas Brân, a historic hillside ruin popular with walkers who enjoy breathtaking panoramic views. Guests can also take advantage of nearby canal boat trips, water sports, and excellent walking routes.

For younger guests, a travel cot, highchair, stairgate, and additional baby equipment are available. The property provides off-road parking for three cars (shared with the owner) and welcomes two well-behaved dogs.

Shops, pubs, and Llangollen’s town centre are just a four-minute walk away, and nearby National Trust properties such as Chirk Castle and Erddig are easily accessible by car. Further walking opportunities can be found along the Offa’s Dyke Path, which runs close to the town, while the mountains and coastline of Snowdonia are just an hour’s drive away.
